Every project runs the same way, whether it's a bathroom or a whole house. You always know what happens next and roughly how long it takes.

Conversation
We talk through what you're trying to accomplish, what you'd like to spend, and when you need it done. If your budget and scope don't line up, we say so now rather than after you've paid for drawings.
- 021 – 2 weeks
Walkthrough & measurements
We come to the property, take measurements, look at the existing conditions, and photograph everything relevant. This is where we find the problems that change the number.
- 031 – 2 weeks
Itemised proposal
You get a written proposal broken out by trade, with allowances called out separately so you can see where your selections will move the total. We walk through it with you line by line.
Steps four through six cover permits, the build itself, and the joint walkthrough at the end.

Nobody can answer that honestly over the phone in one minute, and you should be sceptical of anyone who tries. What we can do on a first call is give you a realistic range based on similar work, and tell you plainly whether your budget matches the scope you're describing. The itemised number comes after we've walked the property.
Initial consultations and site walkthroughs are free. For large or complex projects that need significant design and takeoff work before a number is possible, we'll tell you up front if there's a fee and what it covers — you'll never be billed for something you didn't agree to.
In writing, before the work happens. Older homes hide things behind the drywall, and when we find one you get a call the same day with the options and what each costs. You approve the change order first. We don't do surprise invoices.
Often yes, depending on scope. Kitchen and bath projects usually mean losing that room for the duration, and whole-home remodels generally don't work with people living there. We'll phase the schedule and set up dust containment where it's realistic, and we'll be honest when it isn't.
A mix of our own crew and licensed trade partners we've worked with for years. We don't hand your project to whoever was cheapest that week. You'll know who's coming and when, and there's one person accountable for all of it.
